ACQUISITION & DISPOSITION

When buying or selling assets, successful investors demand experienced representation. Transactional complexities require efficiency and a deep understanding of the investment market, particularly in today’s tenuous economic climate. Machen Advisory Group uses financial modeling and market studies to determine the value of a specific property, and to recommend the most favorable offering price. Whether representing the buyer or the seller in an investment transaction, our primary responsibilities are to accurately assess each opportunity, review the client’s current portfolio for a balance of risk, and to advise our client based upon specific portfolio investment goals.

LANDLORD REPRESENTATION

We understand that the goal of owners is to maximize earnings. Machen Advisory Group will both solicit tenants who will enhance the property inventory, as well as tenants whose services will be unique within a specific geographic realm. We know that spending this time on the front end of an assignment will create a better situation throughout the lease term, for both the landlord and tenants. It is very important to address the requirements of owners, while realistically evaluating the ability and likelihood of prospective tenants to enhance the perception of the property, regardless of property type.

TENANT REPRESENTATION

In order to effectively represent tenants in their search for new or additional locations, Machen Advisory Group works to establish the ratio of lease rate, improvement allowance and lease terms which will increase tenant productivity. We encourage tenants to be realistic in their needs and abilities in an effort to establish optimum tenant/landlord relationships.

LAND SALES

All dirt is not created equal. Attributes like zoning, location, traffic, demographics, access and neighboring parcels will always affect the value assigned to unimproved land. Machen Advisory Group will evaluate land according to the attributes listed above, as well as the income goals for the owner. If, for instance, zoning changes would provide a price more in line with the owner’s expectations, we will evaluate the probability of achieving a higher sale price. For instance, while a large parcel of land would, in most cases, be priced higher with a retail zoning than an industrial zoning, the probability of rezoning that large parcel if it is located within a large industrial park is improbable. We would not, in that case, recommend attempting to rezone that parcel to a retail zoning. It is important to be realistic when creating expectations for setting the sale price for unimproved land.
